EIRE 2010

Ideas, reflections and opportunities from the three-day work session in the main Italian Real Estate Hall. The stand organized with Tecnocasa was the only one dedicated exclusively to the Czech Republic. 

Italian investors continue to show a remarkable interest in the real estate opportunities available in the Czech Republic and it would be appropriate if the Czech public institutions supported this interest with a promotion effort directed towards Italian operators.

This is the advice which we feel is worth emphasizing, after our participation in Eire – Expo Italia Real Estate – the main Italian event dedicated to real estate, which took place at Fieramilano from 8th to 10th June and which, in this edition, has dedicated great attention to social housing. The event has recorded a great presence of the main players of the market, from real estate investment funds, institutional and private investors, housing development companies, from construction companies to main retail companies.

The activity and events of the Fair have been exceptional and has led us to suggest, for the future, a greater Czech participation, such as the one which took place a few months before at Cannes in France, during the MIPIM event, where there were stands from the Central Bohemian region, South Moravia, from the cities of Prague, Ostrava and Brno or, as normally takes place at the Munich Expo Real, where the Czech institutional participation is normally very strong. 

At the Milan EIRE, which has now taken on an international role, there were also numerous other emerging realities of the European real estate market: Hungary, Montenegro, Slovenia and non-European countries such as Egypt, Brazil and Turkey, just to mention a few.

The Italian Business Center (Ibc) took part with its own stand, organized together with Tecnocasa. It was the only space dedicated exclusively to the Czech Republic.

This participation was common idea of Giovanni Piazzini Albani – supporter of the Italian Business Center (IBC) and Vincenzo De Blasio, those responsible for Tecnocasa in the Czech Republic.

 

On the one hand, therefore, the IBC, a group of integrated services, truly unique in the business sector in Prague, which leaves a specific area of real estate exclusively Ponte Carlo, a company that IBC has established a presence in the real estate market since 1993 in the Czech and Slovak Republics. Ponte Carlo is a professional company in the area of Property & Facility and Asset management.

On the other hand Tecnocasa Czech Republic, the local branch of the famous Italian company, specializing in Real Estate. In the Czech Republic, reliable link to the housing business.

“The first goal, we have made to EIRE the involvement of institutional investors, Italian and foreign, guaranteeing them an integrated service which is able to offer our structure,” said Giovanni Piazzini Albani.

The three day work session was intense in view of the dimensions that EIRE has reached in these last few years. In this year’s edition, the sixth, the fair extended to about 35,000 sq.m. of exhibition area with 473 enterprises and institutions and 14,000 professional operators (from more than 50 Countries) and more than 300 accredited journalists. The intense programme was marked by the realization of hundreds of conferences, seminars and various stand events. 

For Ibc this was the ideal occasion to present its own structure of integrated services and to propose the number of projects underway, by Ponte Carlo, in particular the Golf Residence in  Karlstejn and the industrial Park in Revnicov (in central  Bohemia) and some other events in the center of Prague, which is typical for the local market, it means high quality performance and design, which is apparent manuscript development and project management of Ponte Carlo.

More generally, as we were saying, it has been useful in order to understand how much real estate operators are looking at Prague and the Czech Republic as a possible destination for their investments. During the numerous meetings which took place in our stand, we soon realized just how appreciated the economic stability of the Czech Republic has been in the last few years, despite the crisis which has hit the international “building” sector

There is particular interest in the level of investment return which this Country is still able to ensure, especially for the future. Also surprising is the interest in real estate funds, as it is quite clear also to Italian investors that the Czech Republic has acquired suitable basic regulations which guarantee a rapid development of the sector.  

Ultimately, it is has proved to be such an important fair that we have decided to book a stand for our participation also for the next two years, convinced that the real estate market of the Czech Republic has a lot to offer to Italian operators.
